Our inventory reports involve compiling a comprehensive & detailed description of the fabric and condition of the property. This is not just for furnished properties as it will include the colour and condition of paintwork on ceilings, walls, doors and woodwork. It also describes, in detail, all flooring, windows, light fittings, heating and other fixtures such as kitchen cupboards and sanitary ware as well as any appliances and furnishings. It includes garages, gardens and any other outbuildings too, so nothing is missed. In short, it provides a written "picture" of the property supported by full colour digital photography.

At check In, our clerk will go through the inventory report with the tenant and perform some final checks including recording meter readings, testing smoke and carbon monoxide alarms as well as finally handing over the keys. Our clerks will return any signed documentation to the Agent or Landlord as per your instructions.

In our Check Out reports we meet the tenant at the property if they wish to be present. Using a copy of the original signed inventory, we will compile a detailed report setting out any changes or alterations in the condition of the property or its contents since the tenants moved in. Our report will be returned to the Agent or Landlord as per your instructions.

An interim inspection is arranged to ensure the tenants are complying with their obligations as set out in the tenancy agreement. We will attend the property, meeting with the tenants if they wish or are able to be present, and prepare a brief report scheduling any major defects or damage. In our experience, an interim inspection report can significantly improve your relationship with your tenant and help resolve any issues long before they arise. It can also be used as a pre-checkout process. Our report will be returned to the Agent or Landlord as per your instructions.
